BTW I am working on an Boundary Line Agreement for this one.

"Commencing at erroneously set tag set without state plane coordinates, .003' north of the right of way of Main Street; thence along said right of way, West, a distance of .005 feet to the TPOB; thence North, 99.9995 feet to the northeasterly corner of Lot A, from which point a brass tag erroneously set sans State Plane Coords YET AGAIN bears South 45 degrees East, a distance of 0.00000002 feet."

A continuing issue in our profession is knowing the difference between accuracy and precision. There are two types of precision, my precision and the precision of the boundary location versus the deed.

Say the deed calls for a 100' wide parcel. The original monuments are 102' apart. The monuments have a 2' precision versus the deed but my measurement is 102.21' +/-0.01' at the 95% confidence level. Therefore it can be seen there is one accurate location and two types of precision. It is very important to understand the distinctions in boundary surveying and Attorneys care about accuracy, not precision.
