Remainder or Omitted improved or unimproved land
Section 66424.6(a) contains language that the subdivider may designate as a remainder, or omit entirely that portion of any unit of improved or unimproved land which is not divided for the purpose of sale, lease, or financing. It is not apparent to me of any distinction between using "remainder" or "omitted" land. Could someone explain the difference?

I take the difference to be that the remainder is surveyed and dimensioned, and the omitted portion is not. Either can be sold (would be an interesting description), and the local agency can condition its development.
A designated remainder has a couple of additional construction requirements.

Omitted Parcel
My memory is that a couple of years back Section 66434(e) language was added where you had to label the omitted parcel.
Also, there is a difference in how the local agancy can require fullfilment for construction requirements associated with the Remainder vs. The Omitted. See 66424.6(a) (2) and 66424.6(b) the former is for the REM and the latter is for the OM.
If you can do OM in your REM you have reached enlightenment.
