What am I missing?

Post by LS 4722 »

Got up early to do some calcs for monument search and came upon a problem regarding two tracts. Both tracts were done by the same engineer, Mr. Fiztgerald RE 726.

The senior tract establishes Commonwealth Avenue in 1945, down to a section line. Monuments were found, set and noted.

The junior tract begins north of the section line and creates a new right of way, Lynnhaven Road, that bisects Commonwealth Avenue. This tract was done in 1946.

The problem is that the found/set monument calls for both tracts in the main area of Commonwealth are identical, BUT, and this is a big BUT, now Commonwealth has a 1.97 jog e'ly where Lynnhaven cuts through. Also, there is a 10 foot difference in a north / south direction.

I have gone over the calcs and for the life of me, cannot see what I have done wrong. The preamble of the 1946 tract does not mention, nor is there a note on that map, of a portion of Commonwealth being vacated, which would explain (maybe) the jog and 10 foot difference.

Here are the links of both tracts for those interested :

I have also attached a PDF of the problem area..

So, what the heck am I missing?? It has to be something simple!

Just a quick glance - I assume he changed the alignment for some reason, but does not state it specifically.

I didn't review the maps but from what you said I would contact the County Surveyor, he might have some additional info.
Defund govt
To fully fund govt first the national debt would have to be paid. The US Govt is $18 TRILLION in debt, using 350 million people in the USA it would require $51,000 from every man, woman and child to pay it off. And that's just the Federal debt. Did you write your check yet?

I think you are right Woodcutter..

An interesting tidbit was discovered today while doing the survey. The curb was stamped on a curb return at the NW corner of Springhaven and Commonwealth. Springhaven, the east portion of it, was the area on Tract No. 12863 that is between lots 13 and 14 of that tract.

Mr Fitzgerald also did the tract that created Springhaven and extended it west by about 133 feet. That tract recorded in 1948.

Anyway, the curb return was date stamped "1948" and the name on the stamp was "Fitzgerald Engineering and Construction Company".. Looks like Mr Fitzgerald did more than surveying.
