Looking for an easement form

I am looking for a simple easement form that is suitable for recording with the Los Angeles County recorder.

Wolcott's forms used to be the main supplier of these types of forms but a web search has shown that they are no longer in business.

The easement is a simple one. It's for an existing house connection over a piece of land 5' wide x 50' long.

I need the most basic type of form, one that is absent of any conditions and/or restrictions. Those would be something that the two parties can agree upon and make a part of the document.

I am doing this search for the form at the clients request. I thought it would take a few minutes. I would just find Wolcott's site and direct the client to there or to the nearest stationary that carried the Wolcott forms..no such luck.

If anyone can help me out by emailing me a recently recorded sewer easement document, recorded by LA County, I would be grateful. I could use that as a template and send it off to the client to fill in the blanks, other than the legal of the easement and the graphic exhibit that will be part of the final document.

Thanks for the tip but it was a washout.

I did find one sample of a private easement on the web. D/L it, printed it, scanned it with OCR and made the changes necessary to make it fly in LA County.

Emailed the sample form to the parties and will let them make whatever changes they want.

All I am doing is providing a legal of the easement and a diagram.
