Alameda County lot line adjustments

I'm finishing up an LLA in this County. I've never done one in this county before. Apparently, there is no review of the new legals. You just take them down to the recorders office with the appropriate signature page and record it. I'm not sure if a wet stamp of the legals and plat is required or not? Does anyone know? Thanks.

Even if there is no review, you must seal the legal description per section 8771(a).

Just need to know wet stamp or not.

As opposed to a crimped seal? Perhaps I don't understand the question.

Or perhaps as opposed to the stamp being attached to the document file as an image file and printed with the description. Or perhaps as opposed to having the stamped/signed original in one's project files and filing a photocopy of the signed/stamped original with the deed.

If I didn't know one way or the other, then I would probably just prepare it with the wet stamp and send it that way.

You can, probably should send in copies with an original stamp and signature. You can also have another signed and stamped set in your file. Your stamp and signature says that you reviewed each, so they should be the same.

Electronic Seal and Signature OK

Mike -

You can apply both the seal and the signature electronically is you wish. See CCR Section 411 (e): The seal shall be capable of leaving a permanent ink representation, an opaque and permanent impression, or an electronically-generated representation on the documents. The signature may be applied to the documents electronically.

No pre-printing blank forms, decals, or rubber stamps of the signature, though per (f).

I always sign these types of documents in original ink, though, because I'm concerned about a recording clerk that may balk at an e-generated signature. I often use a computer-generated stamp embedded in the Word document as an image.

Hmm, last time I did one, about 5 years ago, it was submitted to planning, reviewed by surveying, you'd revise it and then they'd file it.

Attached is a scan of the planning handout circa 2005. Oddly, they still haven't added forms to their web site. A bit behind the times...

The surveying department does not review these at all, which is unusual. I'm not sure why that was changed.
