It is not required in state law, but if the easement is being written for a public agency or utility for their use, those entities may require the plat within their own submittal standards.

Generally it is helpful to included a Plat with a legal description. A picture is worth a thousand word right... Unless the information on the Plat conflicts the text.

But I think standard operating procedure (SOP) calls for Plat to support legal descriptions.

The importance and value of an exhibit drawing is directly related to the complexity of the description. There have been some old, very convoluted legal descriptions that I've had to interpret that have taken many hours--even a full day--to figure out and get into my drawing...a task that could have been only an hour or so had it only included a drawing.

Basically, I feel they should always be included. It's the professional thing to do.

Well said Lee! I agree. Just like Spike Lee says in his movie,
"It's the right thing to do" A well drawn plat makes interpretation sooo much
