ROS and fences

Post by PE_PLS »

Do you show all fences on your ROS? If not, how far does a fence have to be off the line for you to show it? It seems over zealous to show every fence if its right on the line, but how far off the line is too far where it should be shown? 0.5'? 1.0? More? I know this obviously depends on the area, I'm talking about a residential area, 1/2 acre lots.

I try to show them as much as possible. I get more into showing them when I know the fencing was the issue in the first place. If the fencing generally follows the line and I can tell the survey is not "controversial" I tend not to bother.

I think I do not bother showing them if the corners were set as part of a construction of a house and I believe new fencing is coming in from them.

It is probably better practice to always show what is going on. Sometimes for clarity it can be hard to do this.

I'm pretty much the same as Bryan. It depends on the purpose of the survey. If I do show fencing, I usually show it in a separate detail away from the clutter of a boundary establishment. Sometimes I'll add another sheet and go to 10 scale to really show what's going on, or just exagerate in a "not to scale" detail. Sometimes I just put a note pointing to the line, "6' tall CLF within 0.2' of PL" if it's really consistent with the line.

If it appears that the fence was placed as a barrier between adjoining properties, I show it whether it is on the line or off. Parties don't always let you know that the fence is an issue prior to doing the survey. Sometimes a fence does not become an issue until after the survey.
