Based on the breif descriptions and the plat you have provided us, I would expect the answer to your final question to run at least 5 figures.
Can you provide us with any further information as to who you are, the purpose of the question, who you have retained to perform the survey, why you are asking hte question, etc.?
This is clearly a complex situation and requires much more data before a competant surveyor would even hazard an answer.

uh, forgive me for asking a dumbish question, but has anybody "mapped' Brasher's holdings ? I'm speaking of the area which Brasher appears to occupy.
A comparison of this info and the vague deed, may lead to a solution. My guess is that due to age, Brasher is not land locked, just misaligned.
Or maybe I'm just misaligned.

A big messy situation.
It sounds like you've started at the beginning, ignoring everthing in sequence, until its time, and still have a mess.
If Ian and I were philanthopist's I'm sure we'd love to join the battle field on this one.
(I'm speaking for him out of turn)(but I'm sure he'd appreciate being rich)
Can you get a hold of old photos from heirs or a local museum ? There once may have been a definable occupation line of intent, which is now obliterated, or has been before 1959.

There’s not one of us here who would be fool-hearty enough to give you a serious opinion based on the limited amount of information you’ve given us. We haven’t been to the field to search for evidence. We haven’t been to the Surveyor, Recorder, or Court House looking for additional information.
Were you to attempt to retain me to perform a survey of this complexity, I would provide you with a proposal that would run to something on the order of $10,000 to $15,000, with a hefty retainer before I would begin the work.
Just as no physician of any note would provide you with a diagnosis based on a conversation over cocktails at a party, no surveyor worth the title would provide you with an inking of where we would “…put pins at today…” Our liability insurance carriers would be up in arms to hear of us offering up such opinions based on so little information.
If you are serious about having a survey done to define where the boundaries lie, I would highly recommend looking for a CLSA member surveyor who specializes in boundary surveying in your area. A great place to start is in the CLSA’s own Find-A-Surveyor search engine at http://www.californiasurveyors.org/files/findasurv.php

Sorry My words weren't very clear, The meaning of what I was saying above, IS that all subsequent information must be gently laid aside and the the trail must be rethought from the beginning. Now you've stated that the Brasher deed stated "adjacent" to the road.
No one here or anywhere will ever be willing to impugn a fellow surveyor (as you seem to be looking for)

I would think that there is somebody in Brasher's neck of the woods who can survey this mess for you. Now whether you are going to be willing to pay the price, well...........
Sounds like the fella who didn't survey the land in '59 is a "million years old" and would rather be doing something else than survey, and I don't blame him, although he did walk the site and talk to you. Give the fella credit for that.
Find one of the "others who quoted $$" and give them a shot. That's my suggestion.

Anyone offering an opinion regarding any of the purported properties from the little information you have provided would be a fool. In order for anyone to offer an opinion, they would need, at a minimum, we would need copies of ALL deeds involved, probably a Title Policy, copies of ALL maps, the Assessor's Parcel Numbers, copies of the Assessor's plats, and, a signed, executed contract with a retainer. This project would require significant time in performing the research, significant field time and significant time to analyze the field data before a competent surveyor would even try to offer an opinion.
As I have posted previously, from a quick search, there are over 72 surveyors within an hour of your project. I would suggest that, if you are serious about solving your problem, you contact one of them and contract with them to perform your survey.
The survey will not be inexpensive, but that is the ONLY way you are going to get the answers you seem to be seeking. You need the paid services of a surveyor who has a great deal of boundary experience.

Joe if you feel that strongly about this situation and can't find a surveyor willing to take this on or are unwilling to fork out the doe. This might be your next avenue.
