Title Issue

I thought I would share this with the group.

Today was quite interesting. I was asked to review a deed that the title company transcribed from the original deed. No big deal right? Nope, It started in the preamble then went into the body of the deed - lots of errors. They must have thought it was a good idea to change the deed's context to make it look more appealing. Hum???

What really got me was when they refused to put the acreages on the transcribed deed because they wanted to make it clear to us that the acreages would not show on any their title policies and it was not important.

Are title companies the keepers of title and do they have any right to change a deeds context?

Am I missing something?

I believe they must file a "correction deed" (to correct errors or omissions on the previously filed deed)
All owners MUST sign this "Correction deed" prior to its recording and filing.

Otherwise, its just a useless potential Lot Line Adjustment.

Funny how Title Companies and Attorneys are NOT held to the same standard that Land Surveyors are.

Just saying . . . . . .
