Subdivision Time Lines

Looking to see how everbody else gets thru the system.
IN general:
How long from the time a Subdivision Map is submitted for review by the local agency till the map is filed?
Once a complete application is submitted to the local agency till approval?
Once a client contracts for a subdivision till the map is finalized and lots are for sale?
Does anyone have a deadline for submitting a map prior to the end of the year to meet filing by Dec. 31?
I am trying to get a sense of the norm, if there is one.
In my area;
2-4 mos.
3-8 mos.
Minor 1-2 years, Major 3-5 years
Sept. 1

So nobody does subdivision any more.
Who does the subdivisions in your area?

There is no answer for your first three questions. It can take a couple months to a couple years to get tentative map approval depending on how complete and complicated the application is. Then it's six months to ten years depending on how good your surveyor/engineer is, how complicated the project is, what improvements have to be done, etc.
I tell applicants that a simple subdivision with no improvements, 'downhill with a tailwind', will take six months from the time they drop off a map check package and after tent map approval. A final map with lots of improvement and environmental issues could easily suck up all of the allowed time and still not get filed.

Unfortunately, lots of clients have their lots for sale before they even have ten map approval and then complain to us that their escrows are running out of time......not my problem.

Yes, but it's a tax collector thing. If a map was filed prior to 12/31/09 they had to pay the 2009/2010 taxes...after 1/1/10 they had to pay the 09/10 and the 10/11 taxes.

Gary thanks for your reply.
I was looking for the private perspective.
I am very familar with the process here. Just trying to see if there is a norm across the state.
As far as the deadline issue, I am aware of the Tax collector timeframes, but here there is deadline Sept 1 deadline for submitting the approved & checked, signed final product. It seems 3 mos is a bit of a cushion to meet the Dec 31 tax deadline.
It appears no one esle is doing subdivisions.
