To encourage the use of Parcel Maps to finalize a LLA, my agency charges the same amount to review a LLA by Parcel Map as we do to review a LLA. Not too many people take us up on the offer, but it's out there.

Dylan, I think the Zoning Code section the agency is citing is a poorly written section clearly written by planners.

“Building site area as shown on subdivision maps of record. Front, side and rear yards to be not less than B‑4 requirements unless otherwise indicated on the subdivision map of record.”

First of all, building site area is not the same as lot size. There are lots of factors that go into the buildable area of a lot, including slopes, setbacks, easements, creeks, hazards, etc. It always comes down to the building site area being less than the lot size. I do my best to discourage anything related to planning requirements from going on a recorded subdivision map. Front, side and year yard dimensions? No way. Doesn't belong on a subdivision map of record, in my opinion, because zoning and code requirements change and exceptions are granted. So, to require a LLA by Parcel Map just to show these zoning requirements on the recorded map is ridiculous. However, as David pointed out, If you got their review down to $500 for the Parcel Map, then you're doing pretty good and should just go with it.
